A leaking roof is every home owner’s or property manager’s nightmare. At CC Pty we have been fixing roof leaks for domestic, commercial and industrial customers for many years, and we are now one of the leading companies in fixing leaking roofs throughout Queensland.

Roofs are now big business, and for this reason we have established our own specialist unit consisting of umpteen roofing professionals who each have a minimum of five years’ experience in all aspects of leaky roof repairs.

 

On one of our recent assignments we were asked to advise on a roof restoration project at the Massive Sports Centre, where the existing roofs and ceiling had been built some 10 years earlier and were in urgent need of restoration or replacement.

 

Leaking Roof Repair Systems

 

After a careful inspection of the whole area we were able to help formulate a plan for three roof leaking repair systems to be applied, restoring and improving the look, quality and durability of the original work, and saving the Sports Centre an estimated $50,000.

 

It seems we’re constantly carrying out roof leak repairs, and this is really no surprise. The problem of leaky roofs has been around since men first built roundhouses in prehistoric times. Nowadays the most popular form of roofing is tiles or slates nailed onto the rafters, with a waterproof underlay in between. The inevitable gaps occurring here and there are blocked with a sealing compound.

 

The tiles or slates can become damaged by hail or frost, or loosened by high wind. Once water gets underneath them mould and mildew infestations can form and spread along the underlay. This in turn leads to more rain entering until it becomes visible on the ceiling below and starts to cause serious damage if not dealt with immediately.

 

Another problem is the sealant itself, which can become brittle if subjected to the sun’s rays for long periods and can then chip off, letting water underneath the tiles. Flashing can become damaged over time as well, with similar results.

 

When the underlay rots it can cause blockages, diverting water into other areas, and so the rot itself spreads and the water enters the building from several places, leading the occupier to think there are several roof leaks.

 

Seldom do you need a complete roof replacement. You do, however, urgently need to contact roofing professionals, because finding the root cause of the leaky roof and tracing and repairing all the damage to the underlay and possibly the roof trusses as well is a very difficult and complex job.

Our roofing experts will quickly find the original point of entry and check to see if there are any others. They will then remove the appropriate tiles so they can trace the course of the water through the roof and onto the fabric below.

 

Then any damage that has been caused has to be assessed. If the leak is quite recent then damage will probably be minimal, but the felt underlay will have to be replaced  where it has rotted, along with any defective tiles, after the whole area has been thoroughly cleaned and left to dry.

 

More severe damage means more costly repairs, such as new timbers, and treatment for wet and dry rot.
