All these various types of roof have varying life spans, and their own pros and cons when considering what kind of roof to choose as a replacement for the old one. Most people are rightly worried when they have to address the problem, and it’s not just on account of the immediate cost.

It’s also because when you employ a roofer to replace a roof, you’re completely in his hands. You can’t easily inspect the work as he does it because he’s up there, usually in a dangerous situation.

What if he’s not doing the job properly? The fact is that if he is taking short cuts you’re probably not going to know about it for perhaps several months or even years, by which time the roofer may be long gone – with your money.

For this reason you should make yourself thoroughly familiar with exactly what the roofer is to do, and ensure that you can personally, or through an expert third party working on your behalf, view each stage of the job to make sure it’s done properly.

For example, with pitched roofs sometimes only the tiles need replacing, but more often the roof should be stripped down to the rafters and new roofing felt laid. Each felt strip should dip slightly between the rafters and overlap the lower rafter by around 6 inches. The bottom strip should overlap the fascia and protrude into the gutter.

It’s attention to little details like these that can make all the difference between a botched job and a roof that lasts another 50 years without problems.
